Products & terms
What does MRC mean by business-purpose lending?
MRC provides business-purpose financing secured by residential real estate for investment, development, construction, renovation, repositioning and bridge transactions. These programs are intended for business or investment purposes rather than consumer-purpose residential mortgage borrowing.
What types of business-purpose transactions does MRC finance?
MRC focuses on five strategy areas: ground-up construction, fix & flip / light rehab, heavy rehab / value-add, short-term bridge financing, and entitled land acquisition and development.
Are MRC loans secured by first-lien collateral?
MRC’s underwriting framework centers on business-purpose first-lien loans secured by U.S. residential real estate.
What are the typical loan terms?
Typical product terms range from 6 to 36 months depending on the strategy. Ground-up construction is generally 12–24 months; fix & flip / light rehab 9–12 months; heavy rehab 12–18 months; bridge financing may extend up to 36 months; and entitled land is generally 12–18 months.
How much leverage is available?
Underwriting limits vary by product. Current guidelines include up to 85% LTC / 70% LTV-ARV for ground-up construction, 90% LTC / 75% LTV-ARV for fix & flip, 85% LTC / 75% LTV-ARV for heavy rehab, 75% LTV for bridge loans, and 65% LTC for entitled land. Actual terms remain subject to underwriting and documentation.
Underwriting & operations
How are construction draws handled?
Construction draws are tied to verified project milestones. The operating framework includes inspector verification, controlled disbursement and lien-waiver collection before draw funding.
What due diligence does MRC require?
The platform standard calls for third-party diligence on acquired loans, including appraisal review, title search, document verification, borrower background review and OFAC screening.
Are personal guaranties required?
The current underwriting framework calls for full-recourse personal guaranties from individual borrowers with 20% or greater project ownership.
Does MRC work with brokers, builders and loan sellers?
Yes. MRC sources opportunities through direct origination, broker and builder relationships, and pool acquisitions from approved correspondents.
Does MRC service loans directly?
The platform architecture separates origination and capital markets from specialized servicing, draw management and third-party diligence functions. Those responsibilities are handled through defined operational roles and controls.
