Data Use Policy
What happens to information on this website—from ordinary browsing to an intentionally submitted business-purpose financing opportunity.
Last updated: October 20, 2026
1. Website data flows at a glance
This policy supplements our Privacy Policy with a practical description of the website's current data flows. MRC uses the public website to present business-purpose real estate financing information, provide contact details and accept structured initial opportunities through Debbie. It does not currently provide a public borrower account, online payment checkout or document-upload system.
Information you merely read on the site is different from information you intentionally provide in an inquiry. MRC distinguishes website operations, business communications, submitted opportunity records and any separate future underwriting processes.
2. Browsing and operational records
When a page is requested, the web host and related security infrastructure process technical request information to deliver the response, diagnose errors and maintain security. Such information may include network address, browser or device details, the requested page and time of access, response codes and related logs. Records can support incident investigation, capacity planning and abuse prevention.
The site uses Google Fonts for typography; the visitor's browser may request those resources directly from Google. MRC has not currently configured sitewide third-party analytics, social-media advertising pixels or cross-site behavioral ad tracking in the public build. The exact behavior of a visitor's browser extensions and external websites is outside MRC's control.
3. Direct telephone or email inquiries
Using an email link or calling the company's listed number initiates communication through the applicable email or telephone provider. Content that you provide can be used to identify the inquiry, respond to you, evaluate business fit, maintain correspondence and comply with relevant recordkeeping needs. These channels are not designed for unsolicited identity documents, account credentials or confidential underwriting records.
4. Debbie before submission
Debbie shows questions one at a time and keeps the answers needed to conduct the conversation in the current browser interaction. The tool may contact the MRC site to load its questions and maintain request security. Do not treat an unfinished conversation as a saved loan file. Closing the tool, leaving the page or reloading may end the in-progress experience.
Unsubmitted answers are not intended to be created as a completed MRC opportunity in the private review database. Ordinary infrastructure logging and security functions are separate from the user's submission decision.
5. What happens when you submit
When you choose “Submit to MRC,” Debbie sends the answers to MRC's own website application for validation and opportunity processing. The application can create a reference number, a structured set of business-contact and project facts, a conversation transcript, and calculated indicators such as applicable LTC/LTV ratios. These details are stored in MRC's protected opportunity-management database for authorized review.
Authorized personnel can update the opportunity's review status, assignment, activity history and internal notes. An automated response or calculation is not a loan approval, offer, guarantee of funding or substitute for underwriting by MRC. The current Debbie intake does not transmit its submission to a third-party generative-AI model as part of the workflow.
6. Examples of information in an opportunity
Depending on the financing strategy, details may include the submitter's name, role, email and phone; business or borrowing entity; property city and state; requested amount; acquisition basis; construction or renovation budget; project values; ownership information; sponsor experience; requested closing time; planned exit; and narrative or referral details.
These fields help MRC assess whether a proposed business-purpose transaction fits an available strategy. The initial inquiry is not designed to collect Social Security numbers, credentials, identification documents, credit reports, tax returns, bank statements or uploads. Please exclude such information even from optional free-text fields.
7. Authorized access and service providers
Submitted opportunities are made available through a protected administrative interface, not publicly searchable website pages. Authorized MRC staff and technical providers may have access appropriate to their functions. Hosting, database, security, email and infrastructure providers support delivery and business operations. MRC may need to share relevant information with authorized participants in a transaction if the opportunity advances; later arrangements and documentation may specify additional uses and disclosures.
MRC does not operate an on-site service for publicly selling or advertising submitted opportunity data. Legal requests, regulatory needs, fraud protection and security events can also justify disclosures under applicable law. This policy is not a promise that business information will never be shared with an appropriate authorized counterparty.
8. Essential sessions and external resources
Essential server-side session technology may be used to support Debbie request validation, administration and other security functions. Blocking all session cookies may prevent those protected functions from operating. The website currently includes Google-hosted font resources, which may involve a direct browser request to Google under Google's own practices.
Should MRC introduce advertising pixels, cross-site tracking, analytics or materially new integrations, the published policies, vendor inventory and any required preference or consent mechanism must be reviewed before activation.
9. Storage, retention and corrections
Opportunity records, correspondence, operational logs and backups can have different retention requirements. Records may be kept while needed for evaluation and follow-up, legitimate business and security needs, disputes or applicable law. MRC has not established one universal published retention interval that applies to every category listed above.
You may inquire about a record, request correction, or ask whether deletion is available through MRC's official contact page. Responses may depend on identity verification, relevant legal obligations, record-management controls and operational limitations. Such requests are not automatically completed by closing the browser or deleting local cookies.
10. Practical steps for safer submissions
Use the official website URL, double-check any message purporting to be from MRC, and never enter a password, account number or identity document into a public inquiry field. If someone requests money, credentials or a sensitive upload using an unfamiliar link, confirm the request independently through MRC's central contact details first.
If you need an alternative way to inquire, experience an accessibility barrier, or have a concern about website information handling, use Accessibility or Contact MRC.
11. Later transactions and policy changes
If an inquiry becomes a more formal lending or commercial relationship, MRC may use a separate controlled process for identity verification, financial documents, underwriting and transaction administration. Those later activities are outside the current public Debbie intake and may involve additional notices or agreements.
This policy reflects the site as configured on the date shown. Any material changes to collection, technology, vendors or disclosure practices should be reviewed and explained in an updated version. The Privacy Policy provides the broader notice of rights and contacts.
